Spiire was engaged to provide Civil Engineering, Landscape Architecture, Town Planning, Water Engineering and Visual Media services for Village Building Co.’s award winning South Jerrabomberra Estate in regional NSW.
When complete, this new precinct will incorporate approximately 1500 residential dwellings and a Local Activity Centre.
We’ve worked closely with various stakeholders including Queanbeyan Palerang City Council, adjoining developers and contractors on this significant addition to the region.
The site presented a range of challenges, including steep terrain, environmentally sensitive areas and groundwater issues. The stormwater strategy aimed to improve erosion and sediment control of existing land, while improving water quality and flooding via water sensitive urban design infrastructure.
Our local team of Civil Engineers has provided Construction Consultancy and Civil Design services for a number of aspects of the estate, including the northern entry road access, major infrastructure services and Estate 1.
The construction of Environa Drive, which connects the future community to Jerrabomberra’s Tompsitt Drive, involved building a 44-metre twin span integral bridge crossing Jerrabomberra Creek, with provisions for all trunk infrastructure to service the estate. The lead-in infrastructure projects also included a sewer pump station and associated 400kL emergency storage tank, high- and low-level water reservoirs, and more than 7km of trunk water main.
Spiire’s new local Survey team, previously Mail McDonald Barnsley Surveyors, has been working on the South Jerrabomberra estate since its inception in 2002. The team have delivered ongoing survey services to support the subdivision and land titling. A full feature survey of Estate 1 in 2003 was subsequently used throughout the design phase. The team’s work established lines between the site’s rural and urban zones, redefined the railway boundary and a creek boundary that had moved. Over the course of the long-running project, the Survey team has responded to changing conditions, including a new coordinate system.
Our Landscape Architects and Civil Engineers worked together to design the Town Park as a focal point for the future community, featuring a range of recreational facilities.
We are playing a significant role in future stages of the estate, delivering the detailed design of stages 1B-1E, comprising 547 residential properties. We have amended a number of Development Applications due to staging/ block amendments and were able to achieve approval for these changes in record time.
We are also delivering Project Management, Master Planning and Development Application services for Estate 2, containing approximately 620 residential lots. This section includes the remediation of previous quarry sites and the creation of a stewardship site for the residual environment zone lands.
Our Visual Media studio is working closely with our design teams to develop visual content that brings the vision for South Jerrabomberra to life, including an animation that captures the estate’s geographic context and key lifestyle amenities such as parks and streetscapes. We worked with a composer to create a custom audio soundtrack to help immerse viewers in the atmosphere. Our team also developed a series of renders for marketing purposes including in outdoor advertising campaigns.
We’re thrilled that our work at South Jerrabomberra, in partnership with Canberra Contractors and Village Building Co., has been recognised with multiple Master Builders ACT CCF Earth Awards. In 2023, the Civil Subdivision Stages 1D, 1E and High-level Reservoir won the $10m-$30m project value category, building on two previous wins in 2022 for the subdivisions Stages 1A, 1B and 1C in the $30m-$75m category, and civil hydraulic services in the $10m-$30m category.
