Spiire was engaged by Pitman Properties to support the development application of a rural residential estate in Vernor.
Consultants from multiple disciplines formed the integrated project team, led by local Queensland staff, to prepare the documentation for Newfern Estate.
This new community will comprise 24 rural residential lots, which each span more than 2000sqm, located close to the township of Fernvale in the Somerset region to the west of Brisbane.
Our Civil and Water Engineering teams delivered the stormwater management strategy and engineering design plans, which included an intersection with Old Fernvale Road. The team’s considered approach to providing two bioretention basins aimed to maximise the developable area and support our client to achieve the desired lot configuration.
Landscape architects based in our local Brisbane office designed the landscape masterplan, including a streetscape design appropriate to the rural residential character of the Fernvale area and wetland planting to suit the local climate.
Our Visual Media team created a render to bring the client’s vision for the estate’s entry statement to life, which will be integrated into future iterations of the landscape design. This visualisation depicts an entry statement that complements the site’s rural setting, creates a sense of status upon arrival and incorporates modern materials to add a contemporary feel.
After securing the development application approval, consultants from our Civil Engineering, Water Engineering and Landscape Architecture teams collaborated to produce a set of detailed operational works plans for approval by Somerset Regional Council.
This includes coordinating and designing upgrades to approximately 500 metres of watermain in order to supply drinking water to the estate’s 24 residential lots.
With construction anticipated to commence later this year, we look forward to continuing to work with our client in the development of Newfern estate.
