Spiire is engaged by Birchmore to support the development of a new residential community at Hilltops in Thurgoona, a growing suburb on the north-eastern edge of Albury.
An integrated project team of civil engineers, urban designers and surveyors has assisted Birchmore through the due diligence and acquisition of the property at 710 Riverina Highway. The substantial site has the potential to contain approximately 450 lots, some of which will capture the views to nearby Lake Hume.
Our Urban Design team worked through a number of iterations to develop a concept plan that identified additional opportunities within the Thurgoona Wirlinga Precinct Structure Plan. Developed in conjunction with the local Civil Engineering team in our Albury office, the designs respond to the site’s constraints to find optimal solutions for both our clients and future residents.
This includes repositioning the neighbourhood park to a central point within the estate, in a hilltop position that will deliver flatter land for the open space and capture views of the water. Our team has worked together to maximise the number of residential lots that will share this sweeping outlook, while also aligning roads along the same line of sight where possible.
Our in-house collaboration also underpinned designing a solution for protecting environmentally zoned land within the site, which will become open space in the future, and responding to the steep terrain.
Civil assets to support the future community include a large sewer pump station, with dual outlets and on site storage to facilitate early approval and a large wetland for the habitat of the endangered Sloanes froglet.
With the first permit area of approximately 177 lots approved, detailed design for the first stages is now well underway, while work continues to gain consent for the future precincts. This first parcel includes the park located in Stage 1 and a wetland in Stage 2 that will be designed by our Civil and Water Engineering teams.
