Spiire has been engaged by Wel.Co to provide civil engineering, water engineering and construction administration services for the development of Springwood Estate in Adelaide’s rapidly growing northern corridor.
Wel.Co are the development partners of the 1800-lot masterplanned community which has already undergone civil design for the first seven of 37 stages. Spiire’s local team are currently undertaking the design for stages 8 to 12 of the estate, which will begin construction in 2024.
Our Water Engineering team are working through the site’s stormwater management strategy, which is informed by the assessment of the impact of development on the existing conditions. The complex nature of the site, which features a creek with large upstream catchment and steep terrain, creates a challenge with the design and construction of stormwater management assets to service the site. The team are working through creative and pragmatic solutions to deliver these assets adjacent to the creek.
A significant project in physical size, local employment and economic development, the Springwood Estate comprises a sizeable part of the of suburb of Gawler East, situated on the rising ground of the picturesque Mt Lofty Ranges just east of the town of Gawler.
Our Civil Engineering team are designing the roads and critical infrastructure to service the future development areas. The steep topography of the site will present some unique challenges to road grading and benching lots, which will involve precision modelling in the design of a significant amount of retaining walls and complex lot benching in order to provide purchasers with relatively flat lots.
The future scope of the project also requires a sizable creek crossing structure to span the width of the valley and the transformation of an existing quarry into an active open space.
With much of the project scope still in the design phase we are looking forward to beginning construction next year with entire project delivery anticipated in 2030.
