Golden Grove is a 222-lot masterplanned residential estate in Jackass Flat, approximately eleven minutes from the Bendigo CBD and within easy reach of Eaglehawk and Epsom. Designed as a family-focused community, the estate provides convenient access to schools, shops, sporting facilities, walking trails, playgrounds and open spaces.
Since 2017, Spiire’s local Bendigo team has been working with Brennan Development Group providing multidisciplinary services across all ten stages of development. Bringing together town planning, surveying, civil engineering, landscape architecture and construction consultancy, our team is supporting the project from strategy and planning through to detailed design and construction delivery.
Our integrated approach has strengthened project coordination, shortened response times, and allowed challenges to be resolved efficiently as each stage of the development progresses.
Working closely with local authorities and Council, Spiire’s Town Planning team is managing permit requirements, securing planning and development approvals, and supporting ongoing compliance with permit conditions. Our Surveying and Spatial team have simultaneously conducted the site’s feature and level survey and are preparing subdivision plans for each stage.
Our Civil Engineering team has provided project management and detailed design services for critical infrastructure including roads, drainage, sewer infrastructure, and water and recycled-water mains. Working closely with our planners and surveyors, our designers developed the lot layout and engineering requirements while responding to a range of site constraints, including bushfire setbacks around the site perimeter, vegetation preservation requirements and groundwater conditions.
The team worked in close consultation with the City of Greater Bendigo in the delivery of drainage design and external road upgrades connecting to a neighbouring development to the north-east. The team is also coordinating with an external consultant on the design and construction of service provisions and the perimeter road fronting the development to the south-east.
One of the more unique challenges our civil specialists faced was coordinating telecommunications infrastructure with two separate providers. Due to Golden Grove not sharing the same physical network to neighbouring developments, two telecommunications networks were required within the same roadway, adding an additional layer of complexity to both the design and construction.
Our Landscape Architecture team worked closely with Spiire’s in-house disciplines throughout the planning and design phase. This collaborative approach helped inform the estate-wide landscape masterplan and streetscape plans for all ten stages. The team also worked with the client and council to transform an unused section of road reserve into a small pocket park, creating an attractive outlook that incorporates the site’s retained trees.
With construction now well underway, Spiire’s in-house Construction Consultancy team is working closely with each of our disciplines and external contractor Maine Civil to maintain continuity between design intent and construction outcomes. Our in-house specialists are supporting tendering, construction administration, delivery, compliance and extended maintenance across the lifecycle of the project.
