Spiire is providing Civil Engineering and Construction Consultancy services for the development of Air at Strathalbyn, located in the heart of South Australia’s Fleurieu Peninsula.
This new Wel.Co development will offer over 100 lots catering for all buyer types in a boutique community situated in the country town of Strathalbyn. Perched in an elevated position, Air at Strathalbyn offers picturesque views among an already established local town, in close proximity to the Strathalbyn Town Centre and key facilities.
Spiire’s local team in Adelaide was engaged to provide civil design and construction consultancy services from Stage 2 of the estate. Our Civil Engineering team is responding to sections of the site’s steep topography, which can present challenges for the road grading, lot benching and retaining wall strategy.
Working closely with our client, our team ran feasibilities on different options to provide an optimal lot grading solution that limits costs associated with benching and retaining. The resulting lots offer purchasers the benefits of considerable space and scenic vantage points, with lot sizes ranging from 663 to 2000sqm.
The agreed methodology will be rolled out across Stages 3 and 4, with detailed design currently underway. Our team’s design responds to stormwater management requirements to protect local waterways, as the development is connected to an existing detention basin and wetland. The design also considers challenges presented by overhead powerlines throughout the estate.
Our team is also undertaking upgrades to the existing sewer pump station by adding additional storage to facilitate development of the rest of the site. We look forward to seeing the Air at Strathalbyn community continue to grow, with construction of our designs expected to commence in mid-2024.
