Spiire is providing multidisciplinary services to support the development of The Willows community on the edge of Lake Mulwala.

The twin towns of Yarrawonga and Mulwala, on either side of the Victorian and New South Wales border, front onto the lake and boast the Murray lifestyle, rich with water-based recreation opportunities.
As such, the location of the site, including a section positioned metres from the lake’s edge, informed our client’s vision for The Willows community and the design response.
Our Civil Engineering team has been part of this project for some time, having assisted our client TW Projects with the acquisition and due diligence for the 9.77ha site at 26-28 Hogans Road, Yarrawonga.
Led by our Albury office, the project team of integrated Civil Engineering, and Surveying services then worked together to facilitate the 140-lot subdivision.
Our servicing designs included developing an appropriate drainage system for the constraints posed by flat land abutting the lake. Our team also strategically optimised the number of premium lots on the development’s boundary with the lake. These larger lots are positioned metres from the waterfront.
Our Visual Media team supported our client to communicate the site’s potential, producing a series of aerial photomontages to provide a sense of how the estate will fit within its local context, once established.
Our construction consultancy specialists have been working with main contractor Winslow in the delivery of our team’s designs, including the reconstructed traffic lane, constructed parking lane and shared path on Hogans Road. With an existing longitudinal grade of 1:2000, the drainage, kerb and parking lane designs were carefully considered to protect lots and avoid ponding.
Given the development’s lakeside position, the overall drainage design involved close coordination with Goulburn Murray Water, Goulburn Broken CMA and the local Council. A raingarden to treat stormwater prior to entering the lake has been constructed as part of the initial package of works.
