Spiire is providing Civil Engineering and Construction Consultancy services for the development of Air at Strathalbyn, located in the heart of the Fleurieu Peninsula.

This new Wel.Co development will offer 109 premium lots in a boutique community situated in the country town of Strathalbyn.

Perched in an elevated position, Air at Strathalbyn offers picturesque views among an already established local town, in close proximity to the Strathalbyn Town Centre and key facilities.

Spiire’s local team in Adelaide was engaged to provide civil design and construction consultancy services from Stage 2 of the estate. With the design phase now complete, construction is well underway — including benched lots, road cut-ins, retaining wall construction and service trenching. A combination of benched lots and natural grade lots are being delivered, giving purchasers and builders the flexibility of a blank canvas to shape the land to their preference.

Our Civil Engineering team has carefully responded to the site’s significantly steep topography, developing an optimal grading solution that balances costs while maximising lot usability. The resulting allotments offer purchasers the benefits of considerable space and scenic vantage points, with lot sizes ranging from 663 to 2000sqm.

While design for Stages 3 and 4 have been on hold, this work is expected to recommence in time for construction to begin in Q1 2026. Our approach will continue to address stormwater management requirements to protect local waterways, ensuring integration with the existing detention basin and wetland, while also considering challenges such as overhead powerlines.

In addition, our team is delivering upgrades to the existing sewer pump station with the addition of further storage to facilitate development across the remainder of the site. We look forward to seeing the Air at Strathalbyn community continue to grow as construction progresses.
