Since 2020, Spiire has been engaged to provide Civil Engineering, Water Engineering and Construction Consultancy services for Googong Neighbourhoods 3, 4, and 5, in addition to the Town Centre in Neighbourhood 2, forming a significant part of the Googong development in southern New South Wales. Located approximately 8km from Queanbeyan and 15km from Canberra, the project is a collaboration between Peet and Mirvac, operating as Googong Township Pty Ltd.

Spanning 25 years, our scope within the project involves subdividing land into 1,398 residential lots, 14 super lots for future residential development, five Neighbourhood Centre lots, and all associated subdivision construction works. When complete, the overall development aims to create a freestanding township with around 6,600 dwellings and a population of over 18,000 people.

Our team is designing infrastructure to support a community of this scale, including roads, two signalised intersections, two creek crossings and Water Sensitive Urban Design elements, while also supporting the development of multiple open spaces and a sports field.

The design also emphasises environmental sustainability, with several considerations and constraints including navigating existing infrastructure, conservation areas, cultural heritage items, bushfire protection, the Montgomery Creek riparian corridor and the Googong Dam drinking water catchment.

Delivering a new town centre

The recently completed Town Centre involved the detailed design of private road (including passive irrigation, indented parking and loading bays, raised pedestrian walkways and commercial driveway and maintenance access) and commercial car park, as well as site grading and detailed verge design. Detailed modelling was required to ensure stormwater and overland flows were managed through the road network and into the downstream infrastructure. Although parts of the design were amended in collaboration with builders to consider future built-form construction, the team was able to meet the fast-tracked design and construction timeframes to meet a condition of sale for the client.

Carefully considered solutions

Water management is a crucial aspect of our work in Googong Neighbourhoods 3, 4, and 5. Our Water Engineering team’s Water Strategy for these precincts includes advanced stormwater management systems to control runoff and reduce the risk of flooding, utilising detention basins, swales, and rain gardens to capture and treat stormwater on-site. Additionally, recycled water will be used for non-potable purposes such as irrigation, toilet flushing, and firefighting. This comprehensive effort aims to build a modern, sustainable community that meets the needs of its future residents.

Our Civil Engineering team overcame a number of site challenges to successfully deliver a signalised intersection between a 132kV overhead power line and new residential properties as part of Neighbourhood 3. Spiire was able to negotiate design parameters to reduce the impact to neighbouring properties and reduce construction costs.

The team’s negotiations with Essential Energy also allowed for key landscape entry elements such as trees, garden beds and a sculpture to be included within the electricity easement, adding to the marketability of the whole development.

Our Construction Consultancy team was engaged to manage the tender process, contract administration and site surveillance throughout the life of the project until the completion of the Defects and Liability Period. Having recently delivered the Neighbourhood 2 Town Centre and 75% of the works within Neighbourhood 3, the onsite team have worked closely with the client and Huon Contractors to develop a construction staging sequence that responds to market conditions and timeframes for service relocation works.
