The Boulevard Estate is a 70 hectare residential development in Shepparton.
From the start of the project in 2004, Spiire was engaged to provide a multi-disciplined suite of services.
The brief was to create higher and better land use, ultimately increasing the size of the development by 250 residential lots.
We overcame numerous hurdles throughout the duration of the project.
The site is situated next to an existing floodway and is heavily bound by urban floodway zone and floodway overlay constraints. Spiire prepared a rezoning request, development plan and planning permit application for the residential subdivision of the property.
Our drainage strategy was clearly defined: there would be no net flooding impact on the area and the amenity would also be improved. By clearly communicating this to the community and Council, planning approvals were obtained in 2005 and we set to work.
One of our solutions was to treat the site water via a series of swales and wetlands within the floodway. This ensured that we could retain enough quality water before it entered the Goulburn River.
In addition, an existing residential drainage base flow was diverted into the wetland to assist in establishing the wetland during drought.
The floodway has now become an attractive landscaped reserve providing the estate and wider community with a significant amenity with river access.
Due for completion in 2018, The Boulevard will offer 460 residential lots.
Characterised by tree-lined streets with picturesque views, these homes will integrate into the surrounding landscape with its informal network of parklands.
